Curtain Wall System
The
curtain wall system provides high energy efficiency, a
high level of occupant comfort and a generous viewing area.
It incorporates high performance clear dual-glazed sealed
units with a low E coating, achieving a U value of 0.32 and
a shading coefficient of 0.36. The sealed units are framed
with thermally broken curtain wall sections designed with
"Rain Screen" technology. The glazing extends
vertically approximately ten feet above a 14-inch sill. It
is predominantly transparent, allowing ample natural
light into the premises and reducing the interior reflectivity.
Window Coverings
All
perimeter windows are provided with one-inch horizontal
venetian blinds.
Floor
to Floor Height
The
floor to floor height on the second and third floors of the
building is 15 feet 2 inches. The floor to floor height
on the fourth floor and above is 12 feet 6 inches.
Ceilings
All office areas on the second and third floors have a
suspended acoustic tile ceiling at a height of ten feet above
the concrete floor. All office areas on the fourth floor and
above have a suspended acoustic tile ceiling
at a height of nine feet above the concrete floor. Ceiling
tiles are 20x60 inches in a five foot grid pattern. Ceilings
in full floor tenant elevator lobbies are exposed concrete
to be finished by the tenant.
Lighting
Fixtures
The lighting fixtures are recessed into the acoustic tile
ceiling. They incorporate a high-efficiency electronic
ballast with two T8 fluorescent lamps and a deep cell parabolic
louvre.
